New York Home Inspectors
During our inspections, our home inspectors will observe and report on the readily accessible and observable portions of the electrical system, including the service drop, service entrance conductors, cables, and raceways, main and branch circuit conductors, service grounding, interior components of service panels and sub-panels, lighting fixtures, switches, receptacles, and ground fault circuit interrupters. We will also describe the amperage and voltage rating of the service, location of main disconnects and sub-panels, presence of aluminum branch circuit wiring, and the presence or absence of smoke detectors and carbon monoxide detectors. We will also assess the general condition and type of visible branch circuit conductors that may pose a hazard to the occupants or the residential building due to improper use or installation of electrical components.
Detailed Reports
Our home inspectors will provide a detailed report of the electrical system inspection findings, including descriptions of readily accessible and observable portions of the system, any identified hazards or issues, and recommendations for further evaluation or repairs by a qualified electrician if needed.
Not so Shocking:
It’s important to note that our home inspectors are not required to observe and report on remote control devices, alarm systems, low voltage wiring systems such as doorbells and intercoms, ancillary wiring systems not part of the primary electrical power distribution system, or insert any tool, probe or testing device into the main or sub-panels. We also do not activate electrical systems or branch circuits that are not energized, operate overload protection devices, observe and report on low voltage relays, smoke and/or heat detectors, antennas, electrical de-icing tapes, lawn sprinkler wiring, swimming pool wiring, or any system controlled by timers.
We do not move objects, furniture or appliances to gain access to electrical components, remove switch and outlet cover plates, observe and report on electrical equipment that is not readily accessible, dismantle any electrical device or control, or measure amperage, voltage, or impedance. We also do not observe and report on any solar-powered electrical components or standby emergency generators or components.
